As a real estate broker and loan officer with many years of experience in both commercial and residential real estate, I am very familiar and active in the real estate market in Orange County California. As a member of the Orange County MRMLS, CRS (Certified Residential Specialist), CIPS, and the National Association of Hispanic Real Estate Professionals (NAHREP). I have been very active in real estate related issues to introduce a wealth of knowledge and diversity in every transaction. The Broker Price Opinion (BPO) certification has given me a solid background in establishing the fair market values of properties.

MARKETING PLAN
The following is my marketing plan which I follow with all my listings:
Indirect marketing:
- Placing the property in multiple listing to ensure the maximum market exposure, equal to
other homes for sale.
- Prompting the property at the local Board of Realtors meetings for maximum exposure to
the other area brokers and agents.
- Prepare an attractive and detailed fact sheet, highlighting the outstanding features of the
property including color photos, floor plan, videos, highlights of important features and suggestions
for alternative financing.
- virtual advertising where and when it will be beneficial.
- Putting my sign in front of the property with a box containing fact sheets for people to take.
- Putting my signs on streets adjacent to the property when I have an open house.
- Sending mailers to residents in my geographical location announcing the new listing.
- Setting up a website for each listing showing pictures, and highlights of the property.
- Posting the listing on my website, www.guitaamiri.com.
Direct Marketing:
- A careful and comprehensive evaluation of the property and neighborhood to establish the
optimum price for the property.
- Staging the property to make it professionally presentable and appealing to buyers.
- Holding Brokers’ Preview Open House so that other local agents become familiar with the
property.
- Open houses for public who may be interested in buying a home.
- Direct contact with potential buyers in the area.
- Putting advertising material or detailed fact sheets at the door of residents in the
neighborhood.
- Contacting the realtors who are active in the neighborhood.
- Making the home easily accessible for showing by placing a lock box on the door.
- Contacting agents after they show the property to potential buyers to obtain their personal and their
client’s reaction, and answer questions.
- Carefully review the qualifications of prospective buyers to determine if they are actually
qualified to buy the property.
- Assist in obtaining financing when necessary. I can provide mortgage services on all residential properties throughout California.
